How Our 14-Day Property Launch Works

Placeholder

What happens during the 14-Day Property Launch?

Our 14-Day Property Launch is a carefully coordinated marketing campaign designed to concentrate buyer attention, create demand, and encourage competitive offers within a defined timeframe.

Thursday — Coming Soon: Your home begins appearing on major real estate websites as we launch our marketing campaign, build anticipation, and attract buyer interest ahead of the Mega Open House.

Saturday & Sunday — Mega Open House: Your home opens for showings during one highly promoted weekend, bringing interested buyers together and encouraging competition.

Wednesday, 7 PM — Offer Window Closes: Buyers submit their offers before the deadline. The top 2–3 buyers may then be invited to present their best price and terms within 24 hours.

Day 15 — Target: Under Contract / Escrow Begins: Once you've accepted an offer, we move toward opening escrow and completing the transaction under the agreed contract terms.

Fourteen days to attract buyers and select the strongest acceptable offer—not fourteen days to close escrow.

Is this an auction?

No. A Property Launch is not an auction. It's a carefully coordinated marketing strategy designed to attract multiple qualified buyers and encourage transparent competitive offers. Sellers retain control of the transaction, and accepted offers proceed through standard real estate contracts and escrow procedures.

What happens after the offer window ends?

When the offer window closes, the top 2–3 buyers are typically invited to present their best price and terms within 24 hours. You'll review the offers, including financing, contingencies, and closing timelines, before deciding whether to accept, reject, or counter. The final decision is always yours.

How is a Property Launch different from a traditional listing?

A traditional listing puts your home on the market and waits for buyers to respond. A Property Launch takes a different approach. We concentrate marketing, buyer attention, and showings into a short, carefully planned period, followed by a clearly defined offer window. The goal is to create demand and buyer competition while your home is attracting maximum attention, rather than waiting for interest to fade and price reductions to become necessary.

Why do we price the home 15% below market value?

Because the asking price is a marketing tool, not a prediction of the selling price.

Traditional listings often start at or above market value and wait for buyers to respond. Our Property Launch strategy takes a different approach.

By starting approximately 15% below estimated market value, we aim to attract a larger pool of qualified buyers, generate more offers, and create competition during a defined offer window.

The goal isn't to sell your home for less. It's to create enough buyer competition to discover its highest achievable price.

Seller Control

Placeholder

Do I have to accept the highest offer?

No. You're always in control. The highest offer isn't necessarily the best offer. Financing strength, contingencies, closing timelines, and the likelihood of a successful closing all matter.

You can accept, reject, or counter any offer. Our job is to help you compare the offers and their estimated net proceeds so you can make an informed decision. The final choice is always yours.

Can I still accept an offer before the offer window ends?

Yes. You're always in control and may consider an offer at any time.

However, the purpose of the Property Launch is to give interested buyers a defined opportunity to compete. Accepting an early offer could prevent you from discovering whether another buyer would offer a higher price or better terms.

We'll review any early offers with you, explain your options, and help you evaluate whether accepting immediately or allowing the offer window to finish makes the most financial sense.

The decision is always yours.

What if my home does not receive an acceptable offer?

You are never obligated to accept an offer simply because it meets or exceeds the asking price.

If the Property Launch doesn't produce an acceptable offer, we'll review the buyer feedback, showing activity, and offers received to understand what the market is telling us.

You'll then decide whether to adjust our strategy, continue marketing, or take the home off the market. There is no requirement to accept an offer that doesn't meet your needs.

The launch price attracts attention. You decide what price and terms are acceptable.

Do buyers compete only on price?

No. Price is important, but buyers also compete on the terms of their offers.

Those terms can include financing strength, earnest money deposits, inspection and appraisal contingencies, closing timelines, seller concessions, and flexibility regarding your move-out date.

For example, a slightly lower offer with stronger financing, fewer contingencies, and lower transaction expenses could leave you with more money at closing than a higher offer.

We'll compare the strongest offers side by side, including estimated seller net proceeds, so you can evaluate both the financial outcome and the likelihood of closing.

The best offer isn't necessarily the highest price. It's the combination of price, terms, and certainty that works best for you.

Marketing & Competition

Placeholder

Will my home still be listed on the MLS?

Absolutely. Your home will be listed on the MLS and marketed through major real estate websites, just like a traditional listing.

But that's where the similarity ends.

Traditional marketing largely relies on buyers discovering your home and scheduling individual showings over time. Our Property Launch concentrates marketing, buyer attention, and showings into a carefully coordinated campaign.

We build anticipation before going active, promote a scheduled Mega Open House weekend, and establish a clearly defined offer window to encourage interested buyers to act while competition is strongest.

The MLS exposes your home to the market. The Property Launch is designed to create demand within that market.

How does this help create more competition?

When a home is marketed traditionally, buyers often visit at different times, with little awareness of how much interest the property is attracting. Without a sense of competition, buyers may feel comfortable waiting or negotiating the price down.

Our Property Launch changes that dynamic. We concentrate marketing and buyer activity around one highly promoted Mega Open House weekend, followed by a clearly defined offer deadline.

Interested buyers have an opportunity to see the property's appeal, recognize that other buyers may also be interested, and submit their strongest price and terms.

Instead of one buyer negotiating against the seller, our goal is to have multiple buyers competing for the opportunity to purchase the home.

Will buyers know exactly what other buyers offered?

Buyers can see the number of offers received and the current leading offer amount through our transparent offer platform. That gives them a clearer picture of the competition rather than leaving them to guess.

However, personal information and confidential contract details are not displayed publicly. Financing arrangements, contingencies, closing dates, and other terms are reviewed privately with the seller.

When the offer window closes, the top 2–3 buyers may be invited to present their best price and terms before the seller makes a final decision.

Buyers can see the competition. Sellers retain control of the decision.

Is a Property Launch right for every home?

A Property Launch can work for many types of homes, from entry-level properties to luxury homes, provided there's a sufficient pool of qualified buyers in the market.

The key isn't necessarily the property's price, size, or condition. It's whether we can create enough interest to encourage meaningful buyer competition.

Before recommending a Property Launch, we'll evaluate recent comparable sales, active competition, buyer demand, property condition, and your selling goals.

If the market or property isn't well suited to this approach, we'll explain why and discuss other selling options.

The objective isn't simply to launch your home. It's to choose the strategy most likely to produce the strongest net result for you.

Traditional Sale Protections

Placeholder

Can buyers still use financing, inspections, and contingencies?

Absolutely. A Property Launch uses the same purchase agreements, financing options, inspections, appraisals, and escrow procedures as a traditional real estate sale.

Buyers may submit offers with conventional, FHA, VA, or other financing, along with their proposed contingencies and closing terms.

As the seller, you'll review those terms before accepting an offer. Buyers and sellers retain the protections and obligations established by their purchase agreement.

The difference is how we attract buyers and encourage competition—not how the sale is legally conducted.

How are buyers qualified?

Before accepting an offer, we review the buyer's financial qualifications and ability to complete the purchase.

For financed purchases, we look for a lender's preapproval letter and evaluate the strength of the financing. For buyers purchasing without a loan, we request appropriate proof of funds.

We also review the earnest money deposit, contingencies, proposed closing timeline, and other terms that could affect the likelihood of a successful closing.

When comparing the strongest offers, we'll help you evaluate both the price and the buyer's ability to perform.

An impressive offer means very little if the buyer can't close. Our goal is the strongest achievable net with the greatest reasonable certainty of closing.

Comparing Your Sale Options

Placeholder

Do I need to make repairs before launching my home?

Not necessarily. Some homes benefit from repairs, cosmetic improvements, or professional preparation before launching. Others may be better sold in their current condition.

Before recommending improvements, we'll evaluate your home's condition, competing properties, buyer expectations, and the potential return on your investment.

We'll also consider whether selling as-is, making selective improvements, or using a program that allows certain improvements to be paid for at closing makes the most financial sense.

The goal isn't to spend money making your home perfect. It's to determine which improvements, if any, will put more money in your pocket at closing.

Can I compare a Property Launch with a direct buyer offer or traditional listing?

Absolutely. In fact, we encourage it.

There are several ways to sell your home, including a traditional listing, a direct sale to an institutional buyer, or our 14-Day Property Launch. Each offers different advantages depending on your priorities.

A direct buyer may offer convenience, fewer showings, a flexible closing date, and greater certainty. A traditional listing exposes your home to the market over time. A Property Launch concentrates buyer attention and encourages competition during a defined offer window.

We'll prepare estimated settlement statements for each available option, accounting for the projected selling price, agent compensation, transaction expenses, seller concessions, and other anticipated costs.

That allows you to compare not just the offers, but your estimated net proceeds, timing, convenience, and certainty of closing.

The highest offer isn't necessarily the best outcome. The only fair comparison is what you actually walk away with.

Which Selling Strategy Puts the Most Money in Your Pocket?

A traditional listing, a direct buyer offer, and a Property Launch can produce very different results. Compare your estimated net proceeds, timing, and convenience before deciding which option is right for you.

No obligation. Just a clearer picture of your options.
